<p>If you buy a house already built,make sure that you always have a licensed contractor inspect it before you sign your name to the final paperwork.  He will look at the foundation and the construction of the house in general.  This is incredibly important because ocean front property is especially vulnerable to foundation problems because it&#8217;s built on sand, which make an incredibly bad base for a foundation if the right construction methods aren&#8217;t used.  The salty sea breeze that blows off the ocean also makes the home vulnerable to corrosion.  Make sure that all the pipes and siding are in good condition.  Finally, if the home is close to the sea, make sure that you know if the shoreline is eroding at all.  You want an oceanfront home, not an ocean home!</p>
<p>If you&#8217;re buying land with a home already built, also make sure to keep money in your budget for any potential remodeling that you might want to do.  This is especially true is the house is older and doesn&#8217;t have modern wiring or some leaky plumbing.  If you&#8217;re planning to use your home as a rental property as well, you might need to make a few improvements to bring it up to code.  Always make sure to have someone look at this and know the laws regarding rental property before you buy a home.</p>

			<content:encoded><![CDATA[<p>Despite the down market, if you have money right now is the time to be buying <strong>beach investment property</strong>.  Real estate values are much, much lower than they were even just a year ago, meaning you’ll have less to pay for a down payment up front and you’ll be paying less in mortgage fees every month as well.  Low mortgage rates are also help by near-zero interest rates, which will help you pay off more of the property faster.  If you have the money, now is a great time to make the investment.  In a few years when the price on beachfront property has rebounded, you’ll have already missed out on a huge return.  If you are trying to make a return, on your property, there’s two ways that you can do so, through renting the property out or by selling the property for a higher value when it appreciates.</p>
<h4>Renting Out Properties</h4>
<p>The most common and effective way of making money off of ocean front property is to rent the property out to vacationers.  If you want to do this, there are several things that you need to look for in a property to buy that will make it more attractive to renters.  </p>
<p>First, you will want your property as close to the beach as you can afford.  While properties that are right on the beach will set you back a pretty penny, ones that are just a few minutes walk back are much more affordable.  Be careful however. <p>But, make sure that you beware some common pitfalls when you’re buying and operating your beachfront investment property.  While renting it out can help you pay your mortgage bills, don’t forget out the other expenses you have to account for.  This includes cleaning bills week to week, landscaping, insurance premiums, condo upkeep bills, off-season repairs, and fees paid to your realtor.  Also keep in mind that most of your income will come during the busy season, with little to no income coming in during the off-season.  Balance the amount that you earn so you still have enough to pay for your mortgage in the offseason!  Also beware of any local laws placed on landlords.  Some properties may not be able to be rented out or you may need to install certain things in your home, like fire extinguishers or sprinklers to keep them in compliance with local laws.</p>

<p>One of the biggest advantages to using a realty agency is that they will save you a great amount of time and frustration in your search for the perfect home for you.  Especially if you go through a larger agency, they’ll have the connections and ability to share information that will let them match buyers and sellers quickly.  This means that if you’re looking to sell, your home will spend less time on the market, and if you’re a buyer you’ll be able to move into your home sooner.  If you try to find a property yourself, you will spend a lot more time searching through listings that aren’t of any interest to you.</p>

While it is not incredibly time intensive, being a good landlord requires at least a little bit of commitment of money and time on your end.  Here are some tips to keep your renters happy, coming back for more, and more likely to give you beachfront property a good recommendation to their friends.</p>
<p>First, make sure that you get a good realtor and know all the rules that apply to investment property in your area.  Some areas require that rented homes only can be visited by their owners for short periods of time for “maintenance” purposes or will place other restrictions on the property.  Before renting your home out, make sure you know any rules and regulations it will be subject to.</p>
<p>Having a good realtor is also essential to successfully renting out your property.  If you have a good realtor, you’ll be getting more and better quality tenants than you would with a lesser quality one who doesn’t know how to market beachfront homes as effectively.  They will also be able to advise you on what that rules your property is subject to are and will help you more fully understand them.  Make sure that your realtor screens the renters that are using your property. <p>Renting out your property means that you won’t be around it for a long period of time, so try to lower the crime risks on the property as much as you possibly can.  Install motion sensor activated security lights to deter nighttime criminals and if you can, install a home security system for when no one will be using the house.  Use your common sense as well.  Don’t put expensive electronics, priceless family heirlooms, or other expensive decorations into the house when it’s likely that they could get broken by tenants or stolen by thieves.</p>

Shopping for <strong>beachfront homes</strong> is a lot like shopping for real estate inland, but there are some other things that you need to take into account.  If you live far away from the beach, you can even start your search on the internet.  However, you should always visit the property first before making any offers.</p>
<p>If you do not live close to the beach right now, and odds are that you don’t, you’ll probably have a weekend or a few vacation days where you’re planning on looking at houses at your beach of choice.  When you do this, it’s very important that you take a notepad along and write down the first impressions that any homes give you along with questions you might want to ask the real estate agent or current homeowner later.  It can be really easy to forget details and mix up which property is which when you’re trying to make the most of your limited time.  Prevent this by keeping careful notes.</p>
<p>While you have the seller or real estate agent at the house, always ask any and all questions that you can think of about the property.  You should always be asking, why the seller is selling, if the property has any investment or rental opportunities, and what the current shoreline erosion rate is.  Also try to find out some general information such as how often the area gets hit by storms and any building regulations you may be subject to.  If you can, talking to neighbors can be really useful for this.</p>
<p>Something else that you may need to think of with beachfront homes that usually isn’t a problem on property inland is road and beach access.  Know if your property comes with any exclusive rights to the beach or if the beach is public.  Also find out where the public beach actually starts and where your property ends.  This is usually at the high water line in most locales and that can vary from day to day.  Many properties right on the beach, especially in lesser developed areas, also aren’t accessible from public roads.  You need to take a private drive though someone else’s property first.  Make sure that any deal for your property involves a right of way on this road.  If it doesn’t you could find yourself in a sticky situation later if your neighbor doesn’t allow you to access your property.</p>
<p>Finally, whatever you do, don’t fall in love with any beach home for sale.  Doing this will only complicate the deal and you could end up paying much more for your home than you can afford.  When emotions come into play, we stop acting as rationally as we should and can make some bad decisions.  Try to avoid this by setting up “firewalls” where you absolutely, positively will not cross.  Set the price that you can afford and stick to it.</p>
<p>Searching for a home right on the beach is exciting, but make sure as with any real estate deal that you use common sense and don’t end up buying more than you can afford.  If you have fun with the process – many people dream of living by the beach – stay with your limits, and find out all you can about the property you’ll find yourself looking out at the sea from your balcony in no time.</p>

<h4>Reason #1: Miles of Tropical Coastline</h4>
<p>Belize is a tiny country, it only has a population of about 300,000 total people but it is located on a pristine stretch of Caribbean coastline.  There are over two hundred and forty miles of tropical coastline in Belize, making plenty of beachfront properties available in the second tiniest Latin American country.</p>
<h4>#2: The World’s Second Longest Barrier Reef</h4>
<p>The 175 mile long barrier reef that lies off the coast of Belize is the second longest in the world, second only to Australia’s Great Barrier Reef. Whether it is the sea breeze, the wave crashing against the shore, the beautiful scenery, or the huge amount of water sports that you can take part in, living next to the sea is a dream for many.  This has cause the prices of beach homes for sale to skyrocket in recent years.  While you may be closing in on your dream of buying a beachfront property, make sure that you know everything there is to know about the area around the land that you are planning on buying.  Unlike land further away from the coast, there are many things that can happen to turn your dream home into a nightmare and leave you with a worthless plot of land.</p>
<p>The first thing you should look for when buying your beach home is any existing structures that are put up on the property.  This includes things such as seawalls, jetties, and docks.  Make sure that all of the structures were built legally and conform to local zoning practices.  Ask for certification if you have to.  In the past, construction restrictions were much more incredibly lax than they are today, and these structures may have been grandfathered in, meaning you can’t make serious improvements to them.  They have may even have been built illegally, leaving you with hefty fines and having to take them down when they are found out.  In the case of structures like sea walls, this could leave you with a shrinking amount of property as erosion takes its toll.</p>
<p>The next thing that you should look for when investigating <strong>beach homes for sale</strong> you are thinking of making an offer for is where the high water level occurs, especially during storm seasons.  In most areas, all beaches up to the level of the high water line are public and after this your private property begins.  Unfortunately, this level changes day to day and season to season.  Especially during stormy seasons, your property can actually shrink by 100 feet or more, depending on where your property is located.  Make sure you find out about where the water level comes to at all times of the year so you know how much danger your home may be in during stormy weather.</p>
<p>Along these same lines, also find out how much your coastline is expected to erode each year.  Most communities place restrictions on housing that only allow them to be built the average amount of erosion per year times thirty or forty years.  If your home is closer than this, you may end up with either a costly move or water in your first floor sooner than you may expect.  Even if your home is built at least this far away from the shore, if you think a normal mortgage on a home is thirty years, your home will be paid off just in time for it to sink beneath the waves.  Never overlook the amount of shoreline erosion you may be facing on any beachfront properties you consider.</p>
<p>Finally, find out about how often national disasters are expected to smack into your beloved beachfront home.  If the area is too prone to disasters, you may end up only being able to get extremely high risk flood and wind insurance, which will result in your paying even more money than you expect.</p>
<p>Buying beachfront homes is a dream for many people the world over.  If you want to keep your dream alive for years and years to come, make sure to do a little research on the home and the property that you’re investing so heavily in.  If you do this, you’ll be sipping martinis carefree on your oceanfront property in no time.</p>
