Being in the market for a beach house for sale is incredibly exciting, but like any investment or real estate purchase you need to make sure to do your homework so that you get a home that you can enjoy for years to come. If you want to turn your purchase of beachfront property into the home that you’ve always dreamed of, make sure that you know your price range, the area you’re looking to invest in, the condition of the house, and any rules and regulations you might be subject to.

Before you even start looking at homes, you need to take stock of your personal financial situation. How much extra money do you have each month for a mortgage, insurance, and maintenance on another property? Talk to your local banks and see how much you are qualified for in a mortgage and see what the monthly payments and interest rates are. If the payments or interest rate is too high, it may be a better option to wait for a little bit more time before you take the plunge into the beachfront property market until you have more money for a down payment.

Once you’ve decided what your budget for a home is, make sure you stick to it. Always give yourself a little wiggle room in your budget to pay for the unexpected expenses that will inevitably pop up. You may need to remodel certain areas, fix broken pipes or faulty wiring, or end up with higher insurance premiums than you previously thought. Don’t let these expenses drive you out of your new home!

Beach Sunset in Hawaii

After you’ve established what your budget is, the next step to find a beach front home for sale is to find the area where you want to own your home. For most people this is a favorite vacation area, but if you’re going to look in areas that have cheap beach homes for sale, make sure that you know the area first. Look people that are selling a house in areas that are close to what you enjoy doing. If you love sunbathing, your ideal home may be in a different location than if you plan on doing a lot of deep sea fishing.

Always talk to a trusted local real estate agent and search online to find out about real estate conditions in the area that you’re thinking about buying a home in. Real estate is a very fragmented market and can vary widely from town to town. Find out the path of home prices in the past and what they might be expected to do in the future. Also find out about any possible infrastructure improvements or anything else that could affect the value of your property in the future. Doing a little bit of research here could make you a ton of money down the road.

Now that you’ve got a budget and an area to look for beachfront homes, you should be finding some homes that you like. However, before you sign the final mortgage papers, there are two things that you should do. The first is to have a licensed contractor inspect the home’s construction. He will make sure the foundations are solid and well built for the ground the home is on, the pipes and wiring are in good condition, and that there’s no corrosion or water damage in the house. If there is any damage, make sure you ask for a discount in the final price of the home. If your home is situated right on the beach, also make sure that you know if the home is in danger of any shoreline erosion.

Beach Home in Alabama

Finally, before you sign the papers, make sure that you know all the rules and regulations that you will be subject to. There are a myriad of different obligations that beach property owners have in some cities. Do you have private beach access in your property deed or do you have to rent it from the town each year? Can you build a dock or sea wall if you wanted to? What improvements can you or can’t you make to your home? Do you have to make any improvements if you want to turn it into a rental property? You need to have all these questions answered along with any other that you might have to avoid some unpleasant surprised and unexpected costs later.

There’s a lot to keep in mind here, but if you do your homework and research, both online and offline before you buy a beach house for sale by owner, you’ll find that you’ll make sure that you’ve bought your dream home and not a lemon home!

Closing on beachfront homes for sale, or any homes for that matter can be an incredibly stressful affair. There are lots of uncertainties involved and a potentially very long term mortgage looming over your head once you pay the papers. But if you’ve ever closed on a real estate sale before you will know most o the procedures that are involved. Closing on the sale of your dream beachfront home is not much different than these sales, but there are a few other things that you need to keep in mind.

Closing on Beachfront Homes Abroad

If you’re buying beachfront property abroad there are several very important precautions that you need to take in addition to the normal steps for closing on real estate. Always, always, always, find and hire a reputable local attorney. There should be several in the area that you’re buying your beach home in if it’s popular with foreigners. He will be able to tell you the easiest, quickest and cheapest way to deal with local property and tax laws. Some countries may require you invest in the land as part of a company or others may be more straightforward. But always find a trustworthy attorney and work with him to sort out your options. Most locations abroad also do not do their legal contracts in English, so you need someone who speaks the native language to ensure that the contract says the same thing in English as it does in the local language.

When you’re with your attorney, discuss at least these topics. Find out what, if any, restriction there are on foreign land ownership. In countries like the Philippines there can be tight restrictions on land ownership, but other countries like Belize and Costa Rica actually encourage foreign investment. Find out about any transaction fees or taxes that you are responsible for when closing on the property as well. These can represent a significant amount of your final price and should be factored in.

Closing on Beachfront Property Domestically

Closing on beachfront homes for sale in the United States is really not much different than closing on regular real estate. Before closing, make sure that you actually know the local and state laws that pertain to whether you have private beach ownership or if there’s a public beach. Depending on local rules, your property could actually expand or shrink depending on rising sea levels or erosion or deposits along the shoreline. If there’s no public road access to your property, also ensure that there’s a right of way clause in the contract so that you won’t be stuck without a way to get your new home.

The best advice for closing is to know the closing papers front and back. Review and re-review all the documents before you sign them. Know what the fees involved are and do the calculations yourself. Real estate agents are just as human as the rest of us and can make the same mistakes, even in legal contracts. Once you’re happy with the paperwork, go back to the property right before signing the papers. Make sure that all the work has been done that was promised when you made the offer and everything is in the condition that you expected it to be in. If it is, you can sign the papers with a sound mind.

Closing on beachfront real estate is not much different than closing on other property in the U.S. as long as you keep in mind the few features, the ocean for starters, that make beachfront homes unique and of such value. If you’re planning on buying property abroad however, make sure to always have room in your budget to enlist the help of a lawyer who can inspect the contract for you and make sure that everything is legal.

When you have finally decided to take the leap and go out and try to find a beachfront property to live in, rent out, or just to visit on occasion, it’s incredibly exciting to actually start comparing properties and start to make the whole process come together. Shopping for beachfront homes is a lot like shopping for real estate inland, but there are some other things that you need to take into account. If you live far away from the beach, you can even start your search on the internet. However, you should always visit the property first before making any offers.

If you do not live close to the beach right now, and odds are that you don’t, you’ll probably have a weekend or a few vacation days where you’re planning on looking at houses at your beach of choice. When you do this, it’s very important that you take a notepad along and write down the first impressions that any homes give you along with questions you might want to ask the real estate agent or current homeowner later. It can be really easy to forget details and mix up which property is which when you’re trying to make the most of your limited time. Prevent this by keeping careful notes.

While you have the seller or real estate agent at the house, always ask any and all questions that you can think of about the property. You should always be asking, why the seller is selling, if the property has any investment or rental opportunities, and what the current shoreline erosion rate is. Also try to find out some general information such as how often the area gets hit by storms and any building regulations you may be subject to. If you can, talking to neighbors can be really useful for this.

Something else that you may need to think of with beachfront homes that usually isn’t a problem on property inland is road and beach access. Know if your property comes with any exclusive rights to the beach or if the beach is public. Also find out where the public beach actually starts and where your property ends. This is usually at the high water line in most locales and that can vary from day to day. Many properties right on the beach, especially in lesser developed areas, also aren’t accessible from public roads. You need to take a private drive though someone else’s property first. Make sure that any deal for your property involves a right of way on this road. If it doesn’t you could find yourself in a sticky situation later if your neighbor doesn’t allow you to access your property.

Finally, whatever you do, don’t fall in love with any beach home for sale. Doing this will only complicate the deal and you could end up paying much more for your home than you can afford. When emotions come into play, we stop acting as rationally as we should and can make some bad decisions. Try to avoid this by setting up “firewalls” where you absolutely, positively will not cross. Set the price that you can afford and stick to it.

Searching for a home right on the beach is exciting, but make sure as with any real estate deal that you use common sense and don’t end up buying more than you can afford. If you have fun with the process – many people dream of living by the beach – stay with your limits, and find out all you can about the property you’ll find yourself looking out at the sea from your balcony in no time.

For whatever reason, humans seem to be instinctively drawn to the sea. Whether it is the sea breeze, the wave crashing against the shore, the beautiful scenery, or the huge amount of water sports that you can take part in, living next to the sea is a dream for many. This has cause the prices of beach homes for sale to skyrocket in recent years. While you may be closing in on your dream of buying a beachfront property, make sure that you know everything there is to know about the area around the land that you are planning on buying. Unlike land further away from the coast, there are many things that can happen to turn your dream home into a nightmare and leave you with a worthless plot of land.

The first thing you should look for when buying your beach home is any existing structures that are put up on the property. This includes things such as seawalls, jetties, and docks. Make sure that all of the structures were built legally and conform to local zoning practices. Ask for certification if you have to. In the past, construction restrictions were much more incredibly lax than they are today, and these structures may have been grandfathered in, meaning you can’t make serious improvements to them. They have may even have been built illegally, leaving you with hefty fines and having to take them down when they are found out. In the case of structures like sea walls, this could leave you with a shrinking amount of property as erosion takes its toll.

The next thing that you should look for when investigating beach homes for sale you are thinking of making an offer for is where the high water level occurs, especially during storm seasons. In most areas, all beaches up to the level of the high water line are public and after this your private property begins. Unfortunately, this level changes day to day and season to season. Especially during stormy seasons, your property can actually shrink by 100 feet or more, depending on where your property is located. Make sure you find out about where the water level comes to at all times of the year so you know how much danger your home may be in during stormy weather.

Along these same lines, also find out how much your coastline is expected to erode each year. Most communities place restrictions on housing that only allow them to be built the average amount of erosion per year times thirty or forty years. If your home is closer than this, you may end up with either a costly move or water in your first floor sooner than you may expect. Even if your home is built at least this far away from the shore, if you think a normal mortgage on a home is thirty years, your home will be paid off just in time for it to sink beneath the waves. Never overlook the amount of shoreline erosion you may be facing on any beachfront properties you consider.

Finally, find out about how often national disasters are expected to smack into your beloved beachfront home. If the area is too prone to disasters, you may end up only being able to get extremely high risk flood and wind insurance, which will result in your paying even more money than you expect.

Buying beachfront homes is a dream for many people the world over. If you want to keep your dream alive for years and years to come, make sure to do a little research on the home and the property that you’re investing so heavily in. If you do this, you’ll be sipping martinis carefree on your oceanfront property in no time.
